Know your building's EPC risk in minutes.

With the 2027 MEES deadline looming, commercial landlords need to know where their buildings stand — fast. So we built Energy Survey: our own product for commercial EPCs. An online EPC Risk Calculator checks a property against the national register, shows its MEES risk instantly, and turns that into a fixed quote for a Level 3 or Level 4 assessment in under two hours. From worried landlord to booked survey, all in one flow.

The challenge

A 2027 deadline, and no easy
way to know where you stand.

From 2027, it will be unlawful to let a commercial building in England and Wales with an EPC below a ‘C’ — with penalties reaching up to £150,000. Yet most landlords and asset managers have no quick way to see which properties in a portfolio are exposed, how bad the gap is, or what it would cost to fix.

Getting a commercial EPC has traditionally meant chasing assessors, waiting days for a quote, and hoping the number comes back compliant. Worse, rushed assessments lean on ‘worst-case’ default assumptions that can drag a borderline building below the line on paper — when accurate modelling would have passed it. Energy Survey needed to turn that slow, opaque process into something a building owner could self-serve in minutes.

Our approach

Four pillars behind Energy Survey.

Energy Survey is our own product — a commercial EPC service wrapped in a self-serve web app. We designed and built it around a simple idea: let a building owner go from “am I at risk?” to a booked, fixed-price assessment without a single phone call. Four pillars carry it.

Instant EPC Risk Calculator

Enter an address and the calculator pulls the building's current rating from the national EPC register, then scores its MEES risk against the 2027 ‘C’ and 2030 ‘B’ thresholds — so an owner sees exactly how exposed each asset is, in seconds.

Fixed quote in two hours

A quoting engine reads the building's complexity — a simple Level 3 or a system-heavy Level 4 — and returns a fixed, guaranteed price within two hours. No chasing assessors, no open-ended estimates.

Secure B2B data intake

A guided, multi-step portal takes the address, square footage and any CAD or PDF plans through secure, encrypted upload — capturing everything an assessor needs up front so the survey runs without back-and-forth.

Accurate, compliant modelling

Behind the quote sits proper Level 3 / 4 iSBEM thermal and HVAC modelling with certificates lodged nationwide — plus the option to pipe EPC data straight into ESG dashboards for portfolio-wide decarbonisation planning.

The outcome

What Energy Survey changes.

Energy Survey today

A compliance headache,
turned self-serve.

Energy Survey gives commercial landlords a fast, honest answer to the question the 2027 deadline forces on them — where do my buildings stand, and what will it cost to comply? The EPC Risk Calculator does the triage; the quoting engine does the rest.

It's one of our own products, delivered in four weeks and built to scale — from a single building check to whole-portfolio assessment, with a clean route into ESG reporting.

FAQ

Questions, answered straight.

It's an online tool that checks a commercial property against the national EPC register, shows its current rating, and scores its MEES risk against the 2027 ‘C’ and 2030 ‘B’ deadlines — giving owners an instant read on which buildings are exposed before they commit to anything.
The quoting engine reviews the building's complexity and returns a fixed, guaranteed price within two hours of the details being submitted — no waiting days for an assessor to get back to you.
Level 3 suits simpler buildings with basic heating and natural ventilation. Level 4 is needed where there's centralised air conditioning (such as VRF/VAV), complex ventilation or a Building Management System. Energy Survey works out which one a building needs from the details you provide.
Often, yes. Rushed assessments lean on worst-case default assumptions that can push a borderline building below ‘C’. Modelling the building correctly in iSBEM can lift a ‘D’ to a compliant ‘C’ without spending anything on physical upgrades.
Yes. Because Energy Survey is built by High Digital, EPC data can pipe straight into our ESG dashboards — so portfolio owners can run CapEx-versus-carbon scenarios and plan decarbonisation across every asset.
